Recently Century 21® asked its agents, “what is your number one tip for people trying to sell their home?” To us REALTORS® the answers were not surprising, and the majority of responses boiled down to three categories. The number one response with over 40% was “price correctly”. A good REALTOR® will know your market and as a result, know the value of your home in particular, leading to correctly pricing the home. The third most popular response at 20% was to “de-clutter”. This also is good advice. A good REALTOR® will point out when rooms need to be de-cluttered and what in particular needs to be removed. An expert will go even further and suggest other improvements such as paint, proper furniture placement, and more.
The second most popular response at 23% was really the number one response because it encompasses the other two. It was “listen to your REALTOR®”. Now this response implies two things: one, your REALTOR® is an expert in your area, because as we always say, all real estate is local, and two your REALTOR® is giving you suggestions (not all do) about your home that could improve the selling process.
I would expand “listen to your REALTOR®” to, if your REALTOR® is a true professional and sells homes full time every day like my team and I do, then a smart seller should heed their council.
